RV garage with a casita: cost and the setback rules

Quick answer

A 600 sq ft Standard casita plus a 24x45 stucco RV garage is about $233,400 to $291,000 at our 2026 rates. To the city it is two things: a casita that may sit as close as 5 feet to the side or rear line, and an RV bay that follows the normal accessory building rules.

RV garage plus casita calculator

Pick a size and finish. The range uses the same per square foot rates as our published 2026 cost table, so the math always matches.

What are you planning?
300 to 1,200 sq ft. Under 500 sq ft uses the higher small-casita rate.
Finish level
A bigger kitchen or a second bath moves you up a finish band. High-end is the top band.
Utility runs (power, water, sewer)
Examples: 20x40 is 800 sq ft. 24x45 is 1,080. 24x50 is 1,200.

Two buildings in the eyes of the city

The 5-foot ADU setback applies to the living unit. In Chandler and Mesa, a garage attached to an ADU must meet the normal setbacks, and in Mesa the normal accessory height limits too.

So plan the RV bay inside the normal setbacks from day one, even if the casita part can sit closer to the line.

A 14-foot RV door usually means 16 to 18 foot walls and an 18 to 22 foot roof peak. That is taller than the reduced-setback height limit in Queen Creek, Chandler and Mesa.

How each area treats the combo

    • Chandler: a garage attached to an ADU must meet the normal setbacks. Other detached accessory buildings are limited to 15 feet tall. See Chandler.
    • Mesa: a garage attached to an ADU must meet the normal setbacks and the normal accessory height limits. See East Mesa.
    • Queen Creek: a detached accessory building over 15 feet tall must meet the district's normal side and rear setbacks. We have not found a town rule on a garage attached to a casita, so ask the town. See Queen Creek.
    • Maricopa County islands: the casita follows the ADU rules (5 feet from the line and 18 feet tall in the required yard). The shop follows the accessory rules (3 feet from the line within the 30% yard limit). Ask the county how it treats both under one roof. See county islands.
    • Gilbert, San Tan Valley and Pinal County: not confirmed. Check with the town or county.

Mesa's open permit data shows combo projects. One 2025 permit covered a 2,556 sq ft RV garage with a 1,000 sq ft ADU, valued at $401,451. A 2026 permit covered a 1,000 sq ft ADU above a 1,120 sq ft RV garage, valued at $274,435. Permit valuations are not contract prices.

    Check the HOA first

The state ADU laws do not override HOA rules. If your HOA's CC&Rs limit casitas or tall detached buildings, those rules still apply.

    Frequently asked questions

How much does an RV garage with living quarters cost?

At our 2026 rates, a 600 sq ft Standard casita plus a 24x45 stucco RV garage is about $233,400 to $291,000. A 400 sq ft casita plus a 20x40 RV garage costs less. Use the calculator for your size.

Can the RV bay sit 5 feet from the line like the casita?

Not based on the casita rule. The 5-foot ADU setback applies to the living unit. In Chandler and Mesa, a garage attached to an ADU must meet the normal setbacks.

Where is a combo easiest to build?

Maricopa County islands, and big lots with no HOA. In unincorporated Maricopa County, accessory buildings may sit as close as 3 feet to the side or rear line within the 30% yard limit.
